Five Steps for New Home Builders

by Art Gibb, freelance writer on behalf of Collier Home, Inc ( 11-Dec-2012 )

So you have decided to build your own home. You aren’t interested in the cookie cutter homes that everyone is purchasing these days. You want a home that is totally and completely yours from the beginning. You have been around the block a few times and you know exactly what you want in your home and what you don’t want – so why settle for a house that was designed for someone else in mind? Making sure that the process goes as smoothly as possible you are going to want to do everything right from the get go. You don’t want to make mistakes and end up with a house that you aren’t happy with or financial agreements with others that aren’t what you agreed on in the first place. As new home builders in Kentucky you want to do everything right and if you follow a few steps you will know without a doubt that the end result is going to be exactly what you hoped and dreamed for all these years.

Plan Your Budget
Before you start designing and drawing out the floor plan to your new home make sure that you go over your budget first. Find out how much money you can reasonably afford to spend each month on a mortgage and start from there. Find out how much square footage you can get and how much you can spend on the property before the home is even built. These are important numbers that you are going to have to deal with for the next 30 years and you don’t want to get into something that you won’t be able to afford.

Picking a Lot
Believe it or not there are a few things that need to be checked out before the builders begin work on your home. No matter where the lot is, by the beach or out in the woods, you will need to hire someone to check on factors like building codes in the area, the soil condition, drainage and zoning to make sure that the lot that you choose is one that is suitable for building.

Finding a Team
There are a few people that are involved when it comes to building a home. You have your builder, surveyor, excavator and an architect. If you are skilled in any of these areas than you won’t have to worry about hiring something for that spot but you will need to find professionals to fill the rest of the jobs. Each party will need to work together at some point so it might be wise to pick a team that is already in place instead of putting a team of your own together.

Picking Your Home Plan
Actually designing your home is the next step. Whether you have an architect or not you will need to take each room into consideration and design it to your specifications. Take time on this part. You will want to make sure you know what each room will eventually turn into or else you are going to run into some surprises when the home is finished. You will also want to get a contract written stating the specifications of the home so that you are guaranteed the finished result will be what you and the builder talked about. As new home builders in Kentucky you will be able to have the home of your dreams.
