Multi-Family housing

               You have 3-4 family house ,but can't find a good electrical contractor , tthen read on. I have remodelled many multi-familly houses replacing electrical services from 2,3,4,and 5 position meter bank units, including adding house meters. Newer code requirements are , if you buy a multi-familly house and do not live there you need to have a house meter to cover all common areas  like shared basements,hallways,stairwells,spotlights.

               Stairwells are required to have emergency lights,smoke detectors, you should make sure your investment house has this for your benifit .We install occupency sensors to save on power, this way the lights don''t come during daylight and people don't leave them on costing you more money cutting away your profits.


                  Lighting, switches, and outlets really cleanup the appearance of your rental property , add some new carpets and paint will attract alot more potential renters. Make suure proper areas have gfi outlets installed like in bathrooms or kitchen counters , or any area that has water within 6 feet, reduce any chance of law suite's.New outlets insure when your tennants plug stuff in there is a good connection to reduce the risk of fire.We install alot of motion lights to reduce thieves , they usually target dark or poorly lit areas.

                Fuse panels, they are dangerous and most insurance company's will not insure you if they know your has has fuse panels.Most people replace 15 amp fuses with 20 amp fuses making that circuit a serious fire risk ,circuit breakers are safe and designed to trip from a short or overload.
